A preventive residential maintenance plan is a proactive schedule of routine inspections and tasks (like changing HVAC filters, minor plumbing leaks, minor drywall repairs, checking smoke detectors, changing batteries in smoke detectors, sealing leaks) garbage disposal replacement to prevent major system failures, extend the life of your home's components, improve safety, and save money on costly emergency repairs by addressing minor issues early. These plans typically cover HVAC, plumbing, electrical, and exterior/structural elements and are often broken down by season or frequency (all plans are covered with monthly, quarterly, 1/2 year & annually).
Monthly, Quarterly, 1/2 Year & Yearly plans, Change HVAC filters, test smoke/CO detectors, clean dryer lint trap, checking for leaks around the home. Inspect for water leaks, check caulking, clean refrigerator coils, checking or replacing flapper on toilets, checking weather striping, Change HVAC filters garbage disposal repairs, HVAC tune-up, inspect siding/foundation, service drain water heater, check ventilation in crawl space area clear, changing batteries in smoke detectors, garbage disposal repairs.

Plans start on day 1 no waiting period.
All plans will required a credit card or debit card to be left on for billing purposes.
(Example: No plans-you have a leaky faucet. We would come out normally charge $75 for diagnosis, $125 service rate per hour, plus parts.)
(Service plans: same call it would be just parts. The Services Plans covers the labor on that job issue. Without the plan at a minimum it could cost $250 per repair.) All service repairs will be in writing and have pictures.
There is also other discounts available with every 4.5 *** or higher reviews up to 5% off parts or use towards a projects. We also discounts for referrals that sign up 5% discount. The referrals & reviews discounts will not exceed no more than 15%.
Discounts can be used on plans or other projects. If for any chance you run out of service calls, extra calls available at $125 each.
Also there's NO carry over service calls to month to month.

Every 10 miles past 08234 additional $15 per month, not exceeding more than 50 miles in total.
Unlimited service for yearly & quarterly available—ask for pricing.

So break down: basically it's not the same as your home warranty companies.
However, you pay monthly, but no service fees and you pay for the parts. And no denial on claims, which most home warranty companies have.
So when you factor in when you buy a house or a property, 20% of that property, you need to put aside for preventive maintenance.
The home warranty companies know this and half the time take advantage of your hard-earned money.
