A preventive residential maintenance plan is a proactive schedule of routine inspections and tasks (such as changing HVAC filters, addressing minor plumbing leaks, performing minor drywall repairs, checking smoke detectors, changing batteries in smoke detectors, sealing leaks, and garbage disposal replacement) to prevent major system failures, extend the life of your home’s components, improve safety, and save money on costly emergency repairs by addressing minor issues early. These plans typically cover HVAC, plumbing, electrical, and exterior/structural elements and are often broken down by season or frequency (all plans are available monthly, quarterly, semiannually, and annually).
Monthly, quarterly, semiannual, and yearly plans include changing HVAC filters, testing smoke and carbon monoxide detectors, cleaning dryer lint traps, checking for leaks around the home, inspecting for water leaks, checking caulking, cleaning refrigerator coils, checking or replacing toilet flappers, checking weatherstripping, garbage disposal repairs, HVAC tune-ups, inspecting siding and foundations, servicing and draining the water heater, checking ventilation in crawl space areas, changing batteries in smoke detectors, and garbage disposal repairs.

Plans start on day 1 no waiting period.
All plans require a credit or debit card to be kept on file for billing purposes.
(Example: Without a plan, if you have a leaky faucet, we would normally charge $75 for diagnosis, $125 per hour for service, plus parts.)
(Service plans: For the same call, you would only pay for parts. The service plan covers the labor for that issue. Without the plan, the minimum cost could be $250 per repair.) All service repairs will be documented in writing and include pictures.
Additional discounts are available for reviews rated 4.5 stars or higher (up to 5% off parts or applied toward projects). We also offer referral discounts of 5%. Referral and review discounts combined will not exceed 15%.
Discounts may be used on plans or other projects. If you run out of service calls, additional calls are available at $125 each.

There is no carryover of service calls from month to month.

Every 10 miles past 08234 adds an additional $15 per month, not exceeding a total of 50 miles.
Unlimited service for yearly and quarterly plans is available—ask for pricing.

So break down: basically it's not the same as your home warranty companies.
This is not the same as home warranty companies. You pay monthly, have no service fees, and only pay for parts. There are no denied claims, which is common with most home warranty companies.
When purchasing a home or property, it is recommended to set aside approximately 20% of the property value for preventive maintenance. Home warranty companies are aware of this and often take advantage of homeowners.
